A new skyscraper under construction north of downtown Dallas has found another major tenant.
Harwood Tower # 14 is under construction on Harry Hines Boulevard near Victory Park.
The 27-story office building is the latest project from developer Harwood International.
Haynes and Boone law firm will be the primary tenant of the tower when it opens in 2023.
The real estate investment company S2 Capital signed a lease for 25,000 square feet of office space on the 18th floor of the building.
S2 Capital will be leaving the Preston Center neighborhood in North Dallas.
âMoving into the new Harwood # 14 tower is an exciting next step as we continue to develop a successful presence in our home market of D-FW,â Scott Everett, CEO of S2 Capital, said in a statement. âWe are delighted to make this decision and are confident that the new Harwood space will be a perfect fit for our growing business. “
S2 Capital has been in business since 2012 and has acquired over $ 4.5 billion in apartment communities with approximately 34,000 units.
This year, the investor purchased nearly 5,000 apartments in the Dallas-Fort Worth area, including the just completed acquisition of more than 1,200 recently built rental units in northeast Dallas.
âAs S2 continues to expand its platform, it was important to identify the best location to attract and retain top talent,â Jones Lang LaSalle’s Bret Hefton said in a statement. âThe unique architecture, accessible amenities and location of Harwood 14 will prove to be an effective solution for S2 as they continue to develop their state-of-the-art investment platform. “
Hefton negotiated the lease with Kelly Whaley and Hannah Mesh of Harwood International.
Harwood Tower No. 14 is part of developer Harwood International’s 19-block mixed-use neighborhood, located between Uptown and Victory Park.
The 360,000 square foot office building was designed by Tokyo-based architects Kengo Kuma and Associates, Corgan of Dallas and HDF of Harwood International.
The building is one of the largest office developments in the Dallas area started during the COVID-19 pandemic.
Harwood No. 14 will feature a two-story lobby, fitness center, multi-purpose conference facility, nine levels of parking, and approximately 12,000 square feet of restaurants on the ground floor. The tower will have outdoor terraces and balconies with views of the neighborhood and downtown.
Haynes and Boone will lease 125,000 square feet in the building, relocating at the end of 2023.
